When planning for your move, consider the following:
Consider what you are paying for:
1. Rental Rate: Is it based on Triple Net, Gross, Modified Gross or Full Service rent?
2. Does rent include Operating Costs, Utilities & Janitorial or are they billed separately as a direct pass-thru to the Tenant?
3. What are the annual % increases in the rental rate reflected in the rent schedule?
4. What are historical Operational Cost Pass- thrus for the last three years?
5. Is there a cap on the operating costs?
6. In your rent, are you only paying for the annual difference in the building’s operating costs or does the landlord charge the
Tenant a straight pass thru of the operating cost of the building?
7. What percentage of the total buildings square footage is your share of the operating building cost based?
8. Are the tenant improvements included in the rental rate or is the Tenant responsible to pay for the tenant improvements
separately?
9. How long of a lease term to you need to commit to obtain free rent or a tenant improvement allowance?
How the square footage is being calculated and measured:
1. Square Footage: Is it based on Rentable or Usable basis?
2. What is the building load factor which is the multiplier to a tenant's useable space that accounts for the tenant's proportionate
share of the common area (restrooms, elevator lobby, mechanical rooms, etc.).
3. How much more additional rent are you going to be charged to cover the cost of the building's lobby, public corridors and
common area space outside of the rental rate?
